Invitation for expression of interest (EoI)

The National Housing Authority (NHA) of Zambia is inviting eligible private entities to express interest in a Public-Private Partnership (PPP) project for the finance, design, construction, operation, and transfer (FDBOT) of residential apartments and high-rise flats in Lusaka.

This landmark project will help address Zambia's growing housing deficit while fostering socio-economic growth. The development includes the Lake Road Complex and Nyumba Yanga Apartments, designed to provide high-quality, modern, and affordable housing.

Project Overview:

• Location: Lusaka Province, Zambia.

• Lake Road Complex:

  • Two blocks with 35 upscale apartments.

  • Four blocks with 73 middle-income housing units.

• Nyumba Yanga Apartments:

  • 100 units (1-, 2-, and 3-bedroom options).

Objectives:

1. Deliver 173 new housing units.

2. Increase revenue and optimize land use.

3. Create employment opportunities.

Eligibility Requirements:

Interested entities must provide:

• Technical and managerial qualifications.

• Relevant experience in similar projects.

• Details on resources, facilities, and consortium arrangements (if applicable).
